Valet took over an hour to get my car. The room had a bad smell. Bathroom needs updating and a little Clorox and a scrub to the shower floor tiles wouldn't hurt. Other than that, great location and cute boutique hotel but needs updating.

We were in town for a concert at the Concert Hall directly across the street, so the location was perfect! The hotel is older and has had some renovations done, but still lacks the "New" feel. Being that we were there only overnight it didn't really matter. The staff was amazing and were more than happy to help us out with any needs we had!

Hotel Wifi was slow in our room (3rd floor of 4) but a lot better in the lobby. The room was very fresh with light colors and clean look. The AC was definitely needed given the weather and was good. Restroom/shower clean and fresh, with plenty of mirrors. Big plus for the small walk-in closet! Only negative was the breakfast, very basic (cereal, toast […] with cream cheese or jam, orange juice and coffee/tea) - in the sense that if it would have been more of a buffée I would have given an overall 4.5 grading! Staff would not bring clean wash cloths to room, had to go downstairs to get at counter before taking shower! Shower head had low water pressure, temperature control for showerhead was unpredictable, hard to adjust, had either extreme hot or cold! No ventilation fan in bathroom. Only issue one key, an actual key. Had to leave at desk so companion could […] come and go from room. Left our empty soda cans out to be recycled, they just left them there when they cleaned the room, guess they don't recycle! Only had one tiny waste basket in room. The location was good for attending the boat show. We were within a short walking distance of the Exibition Center, the parking garage, Lincoln Rd, McDonalds, Subway, 7 Eleven, CVS, and not too far from the beach! Les mer

Great location. Bit of a walk to 5th and ocean (15 mins-ish) but very close to lincon road mall. Rooms looked amazing if you squinted but in much better shape than other hotels in sobe. The bathroom is extremely small. Toilet paper roll is so close to toilet we took it off the wall so one could sit somewhat comfortably. The room was modern looking and […] the flat screen tv was a plus! Beds were very bouncy and you can here them moving around in other rooms ;) I wouldnt pay a premium on this room but it did the job before our cruise at a descent price. Staff was friendly and called us a taxi to the port. Cost about $20. Breakfast wasn't anything special but there is a McDonald's a block south if your into that. And a liquor store is at Collins and Lincon where they sell plastic flasks for you to smuggle your booze onto the ships. We would go back the the Greenview. Les mer

Great hotel. Stay there all the time. Right across the street from the Convention Center. Down the street from everything South Beach has to offer. Best place for your money. You have control of your own a/c (unlike some places in Miami). Definitely recommend and will be there again.

Rooms had a Dutch/European feel. Bathrooms were about the size you'd find on a cruise ship~inner cabin (extremely small even for a boutique hotel). Shower had a little bit of mold, shower head was in desperate need of cleaning, shower pressure was less than expected, shower fixtures looked cheap quality, soap was basic glycerin which over-dried your […] skin, and the body lotion was not boutique quality. The Bed was good and the selection of pillow sizes was pleasing. The continental Breakfast was average and could be improved by adding some fresh fruit like an orange or banana. My biggest compaint was the Wi-Fi. Do not plan to have any at this hotel. The signal strength was good in the common areas but not the rooms, however, the host server (service provider) was down more than 60% of the time so the signal strength didn't really matter. The hotel needs to get a new service provider. The room outer door was also keyed and not electronically carded, which is standard in better boutiques. The staff were very nice and the location was awesome (80 feet from lincoln road mall). For the price, however, I would still rate the hotel in the "average/good" category. Les mer

Excellent location. Every is close, it's in the hearth of South Beach. The minus is the room size, it's very small to acommodate 3 people or more. The restroom is very small too, but the room is comfortable and functional. I will book again definitely.

Bathroom had stubble in the sink and hair in the shower. Shower was terrible. Ceilings are so thin could hear high-heels all night long from the people upstairs, greeting at front desk on check in (mid afternoon) very non enthusiastic, better on checkout in AM.

I was attending an event at the Convention Center and the hotel's location was great. The same in regard to Lincoln Road and the Beach. I did find the closet small. The in-room safe and refrigerator located in the closet made it difficult to hang clothing properly.

no charme, no beauty,no comfort, not welcoming, all steril and cold. No comfortable place to sit in the room (1 plastic chair),lobby or front facing noisy Washington Blvd. Terrible towels ,bathroom not big enough for 1 person. Rooms where barely cleaned, bads were barely made. I cleaned the toilette with our towels

Great hotel. Right in the heart of South Beach and very close to the effervescent Lincoln Mall. Stay there. Those who complain that it is a "flea bag" hotel are over-stating their disappointment in not being at a Holiday Inn, Ritz Carlton, etc. One of those it is not. But the rooms were immaculate if a bit small, and comfortable if a bit sparse. But […] remember, you are a visitor in South Beach, so what are you doing staying in your room? You should be out enjoying the neighborhood and locals, and there is plenty of that in the neighborhood of the Greenview Hotel. The front patio area of the Greenview is wonderful for breakfast and lunch, and Maria behind the front desk is a hoot. Don't hestitate to stay there if you can be gracious in your expectations! Greenview is a great budget hotel and I would recommend it. We went for Art Basel and the location was perfect!!! Beach is two blocks away and the Delano is right there. There were irons, small ironing boards and free wi-fi in our rooms. The one time internet stopped working, they restarted it and it worked again in 5 minutes. The water pressure was […] NOT great and I had a hard time rinsing my hair. I was a little wary of returning to south beach because years ago another hotel room in a different hotel was robbed during Basel. Greenview has safes in the room that are big enough for my laptop, ipad and a camera. This was a huge relief. Nobody broke into our room, but the large safe gave me piece of mind. Greenview does not have a place to store you luggage except in the lobby. There is someone at the desk at all times, but I would advise arriving after 3 and leaving before 11 to avoid this. Les mer

GREAT Location....but the rooms are not that great. I had to switch rooms because the room smelled horrible. At first they told me there were no other rooms available...but after some complaining they somehow found an available room for us. The new room smelled also...but not nearly as bad. The staff is top notch and the location is awesome. I could see the video show on the wall of the convention center from my suite windows. Everything is within walking distance. Be sure to call ahead to arrange valet or park on the block behind the hotel in Public Parking (twenty five for overnight and must be out by noon). It's a bummer not having […] parking on site. First of all it says that there is valet parking to noice on arrival that there is no one available to park the car. We ended up parking in a car park down the road which will probaly end up alot cheaper anyway. upon checking in the light switches did not work only to be told that they are not in use and we have to use the lamps which is a bit of a […] struggle if you can't see where the switches are in the dark! The aircon unit was so load that it sounded like it was about to explode! The floors in the room was so dirty and also bathroom floor/shower was disgusting and dirty. overall the hotel is only good for it's destination to the beach. Les mer

The place is pretty worn down. The pictures does not reflect the current state of the hotel. Beds are not very comfortable. They do not offer storing of luggage on checkout.

It actually is a nice place, but it is an older hotel with few amenities....... There are window AC units which work okay, but they are noisy..... There are no work out facilities or anything like that... On the plus side, the Wi-Fi is available throughout the hotel and is a good service. The staff is very corteous and helpful. Some minor visible maintenence issues but not a deal breaker. The location is just perfect: by Lincoln Rd, close to the beach and within walking distance to the convention center.The experience was good after all and I intend to stay there again in the future.

Perfect overnight stay if you don't want to stay in an overpriced hotel on the beach. Very close to miami beach downtown and right into the art deco district and the little spain boulevard. The personel is adorable and the hall is lovely with its numerous books at your own entertainment. All rooms are equipped with the own a/c, with tv and bathroom. […] You see they renovated with IKEA but they kept it simple. A very convenient and prime location, modarate ratea for a budget concious business traveller. Rooms are very minimalist and painted all white to show cleanliness. Maria from the front desk is very helpful. A minor suggestion to the hotel is to upgrade their shampoo and lotion to a better quality.

The Greenview is a boutiuqe hotel with an excellent location on South Beach. We had a room with two double beds, it was big enough for three people. Bathroom is very small, but it was clean. Since the hotel is a block away from the night life, it is quiet at night so you can actually sleep. The air conditioning in our room was a small window like unit, […] it was not able to cool the room during day time in the July heat. That was not a big problem since we didn't spend much time in the room during day time. Be aware that you have to use valet parking, it is $20 per day and if you need your car it takes about 20 minutes for them to bring it to the hotel. No problem, as long as you are aware of it. nice hotel and a friendly receptionist. Air-condition was not good, WIfI was terrible...a lot times no WIFI or really bad signal and TV signal was bad...some channels you can't watch because of the signal.

This hotel is overpriced and overrated. The pics are misleading: they look like a modern, clean, recently renovated first-class hotel. However, the disappointment begins quickly when you get to the front door of the room: the door paint is peeling and, once inside, everything looks and feels cheap. The A/C was an old window-mounted unit that made more […] noise than it cooled (most other people I talked to had similar problems), there was serious grout in the tiles, and on the flat screen TV some channels (like ABC) were unwatchable. There is no easy way to print your boarding pass (you have to email the receptionist!) and before checking out, the front desk has to send someone to inspect your room and confirm no damage was done. There's hardly any insulation from noise. So, the location is great and that's the best one can say - but given the quality, price, limitations on service...don't stay here. Expedia should control the rating better, and the hotel should be notified about either improving quality, price, or both (and tempering their rating). Les mer

First, the location was awesome. The hotel stay was horrible. I came to Miami for the Miami Heat play-offs and stayed at this hotel. The shower was very dirty, didnot have hot woter, The room had an funny inclean odor and the staff seemed un-moved. It was like they didnot care to correct the situation. I finally got hot water . Of you're going to see a show at the Fillmore and/or you want to shop on Lincoln, this is the place. It's a little bit of a hike to the beach, but we brought bikes (excellent move, btw). The staff was really accommodating. They had valet for $20. I will stay here every time I'm in south beach.

Staff rude, rooms nothing like pictures, service is not important to this hotel. Hallway smells and the hotel just needs more attention. I will never stay here again.
