We had a fallswiew room booked, and that was we'll worth the money. The hotel was ok, nothing spesial, but a tiny bathroom in our room.

Hotellet ligger ganske så sentaralt. Ansatte ved hotellet var veldig greie og behjelpelige. Standarden på rommet var et røverkjøp til denne prisen. Hotellet hadde også en ganske så rask tårdløstinternett uten tilleg i prisen. Vil anbefalle andre som vil heller bruke penger på noe annet kjekt enn hotellrom å velge dette hotellet, da du får utrolig mye for pengene.

Everything &more than advertised. Great beds,incomparable view of both falls,Good showers & Jacuzzi tub. easy to get to the river walk & casino. Starbucks & Applebees next door. took a nice tour & they had a good dinner deal with Remmington Steak House both reasonable & I would recommend both. Only down side was pool hot tub & sauna not working.

AFTER VIEWING SOME HOTELS ONLINE I DECIDED TO BOOK THIS HOTEL SOLEY BECAUSE OF THE VIEW. ALTHOUGH THE VIEW WAS SPECTACULAR WHICH YOU HAVE TO BE ON THE UPPER LEVELS TO ACHIVE I WAS LEFT A LITTLE BAFFLED WHY THEY STILL HAVE OLD TUBE TV'S AND NO MICROWAVE AT THE VERY LEAST. THE ROOM ITSELF WAS SPACIOUS AND CLEAN BUT FOR THE PRICE I PERSONALLY FELT A LITTLE […] CHEATED BECAUSE OF THE GENERAL STATE OF THE HOTEL AND THE MOST TROUBLESOME FIFTEEN DOLLAR A DAY FOR THE PRIVLEGE OF PARKING YOU CAR THERE. the oakes advertises 3 stars or 3 1/2, id call it a 2 or 1 1/2> was not satisfied with the maintenance of the hotel. for the price you pay you might as well stay at a 4 star which would probably even accomadate you better with gift certificates. also room service came pooring into the room while we were sleeping, waking us up.,.

The hotel was very nice and the view of the falls was amazing. I would have spent much more at another place, and I don't think the view would have been as good. It was close to everything espeacially the casino. The view was so good from the room at night with the falls lit up, I used it to propose to my girlfriend! Its tough to top that. Fantastic place to stay. This was our first trip to Canada and the falls. We had a very nice corner room on the 11th floor. Room was very large and the jetted tub was great :) We were a bit reserved being that it was an older hotel but it was just as nice as the newer ones. We went on a tour that we purchases in the lobby ( don't pay full price we paid […] 45 per person some paid 120.00) very nice tour guide went to several parks, wineries and a choc. factory. Walked to several places from hotel. Note: 15.00 per day to park your car but we found that you pay to park everywhere over there. Have a nice indoor pool, and workout room. Great visit, very nice hotel, good price ( we stayed in January ) would stay there again.. Les mer

Great location with an excellent view of the falls(12th floor fallsview). Clean room, could have used some finer detailing, but overall decent. Not to impressed by the $9.95 charge for wireless internet, most lower end hotels and motels have free wi-fi. Needless to say I didn't use the internet in the room, but went to McDonald's and used it for free. […] $15 parking fee was a bit much, should be free for patrons of the hotel in my view, with a displayed parking pass. Parking spaces were also at a premium and you were lucky to find one. The hotel overlooks the Canadian Park @ Niagara Falls CN, providing an unobstructed view of both US & Canadian Falls through a large picture window. Our 11th floor room was clean and comfortable with coffee pot, although no fridge. There is a parking fee with unlimited in and outs. Rooms below 9th floor have an obstructed view of the falls due to leaves […] on the trees during summer season. Christmas Lights were still on display in early January. Les mer

"BEST View Niagara Falls"
bring the cooler, I didn't know there were hotels out there that don't have a fridge and micorwave in the room...They didn't even have a microwave at the vending machines. We were lucky cause we always travel with a cooler..
It was a good experience, the rooms weren't perfectly clean but they were warm and had a wonderful view. 4 stars in my opinion, and they were very good.

Parking is extra and not convenient to the lobby, you must lug your bags up a flight of outdoor stairs first. Our bed sheets had human hair on them, eeeyehh! The maintenance guy did change our sheets but he didn't know how to make a bed. The carpets are old, furniture banged up and the tube style TV was old. Enough already, I'm sure you get the picture. We stayed 1night, New Years Eve . Obviously we were going to be paying a much higher fee, I knew that, but , even though they have an attached restaurant , I would have thought for the price they could of a least had a coffee station in the lobby! Good Lord is that too much to ask?

This hotel is located in the perfect area close to everything,on the other hand the rooms were not what we expected.had beer caps on the floor when we walked in and the rooms were dusty.Not the greatest environment.

I stayed at the Oakes a few years ago and it was much cleaner and nicer. What a difference a few years make! I stayed on the fallside and found the room dirty and were on the verge of falling apart. Beds and linens are not comfortable as well.

"good deal before new year's eve"
We booked our stay at Oaks hotel for the night of 29th of December for a room at 2nd to 8th floor, but was upgraded to 20th floor with an astonishing falls view that we've never had before. Our room had a jet tub, which is a real bonus. It must be before the most demanding day so there weren't many people staying in this area, so we had quite a relaxing […] moment in the hotel pool too. But we didn't find the fitness room, which didn't actully bother us a bit. We parked next to Imax for $ 5, 24 hours, but the hotel would have had charged $15, FYI. Again, the room we stayed on the 20th floor gave us the most unforgettable experience at Niagara Falls. Les mer

The price was unbeleaveable for this Christmas time holiday. The view from the room was right over the falls.

The hotel was comfortable, in a convenient location, and had a mind-blowing view! The desk staff was courteous and helped us find a place to eat at 11 at night. The only draw back was the $17 they charged for parking.

The hotel has an excellent location, central to everything and walking distance to most places. We were in the old part of the inn which looks like it's on it's last legs. Clean enough, old tv no elevator in this section so it was up 2 flights or go to the front desk area which is quite a distance. This area not so good for older folks. Paying for parking […] is a crock but they all do it. We did not use any of the amenities but the pool looked okay. Front desk people were good. Les mer

Probably the best view of every hotel - must be in the #17 corner room on floors 9 - 12. Very understaffed. Hotel has a very stale smell throughout. Completely no frills. Don't ever order food or wine in room service. It's a total rip off. 2 star hotel that wants to be a 5 star and charges accordingly.

This was my worst experience at a hotel-EVER. Had to pay $10 to use the internet that wouldn't even work, $20 to rent a movie to watch on their old & outdated tvs, charged to park. Rude front desk staff, you really over pay for such a dissapointment. For the money we spent we could have stayed at the hilton (a REAL 5-star) for less. Dirty q-tips and […] hair clips left in drawers by previous guests, maids didn't come despite me speaking one when they were directly next door asking them to clean our room, Went down to enjoy the pool adn hottub, a couple was having intercourse in it-how classy. The ONLY good thing about this hotel is the view, and that's only if you are on floor 12 or higher. Learn from my mistake, do not book at this hotel, you will regret it. Les mer
"Best View of the Falls"
They say it, and they deliver it. We spent 2011 Christmas weekend there and were very pleased by the overall hotel experience. Some people in their reviews say it is old, some say it is worn out, I would say it is just fine. Make sure you get a corner room with falls view. We stayed at room 1017 and it was absolutely fantastic to wake up to the fall, […] and even see the sunrise over the horizon. Parking is charged extra and we didn't mind doing it, although the nearby casino parking was cheaper. Staff was friendly, room was clean, pillows were a little too high, and firm, but that didn't bother neither me or my wife. We had a very nice bathroom, with a bubble bath. TV is boring, and has very few channels, if you insist on having something to watch, there is CNN and that's about it. Nice hotel, very nice view, convenient location. Would definitely recommend to a friend. Les mer

"Great Price and Value"
Stayed for two nights for a romantic getaway. Had an awesome view from the falls, second only to the embassy, due to the taller structure. The suite was excellently priced, and included a spacious two person tub. My only complaint would be the paid parking which is located behind the building... but even that is splitting hairs. If you have a car that […] is small enough (Honda civic, etc..) you can easily drive around the barrier and not pay anything...but its only 15$ anyways. Besides that, the hotel room was my favorite part of the trip, Niagara Falls itself just doesn't seem as exciting as it was 10 years ago. Les mer

"sat the lot"
My husband and i are both over 55 years old .with medical problems ,the walk was as if we were going yo the airport .there was far too many stairs .the room was nice and clean .the staff in the lobby were great when we ckecked out .some staff we met were not freindly .the parking lot was icey and not salted .
"You don't always get what you pay for"
I have booked through Hotels.com in for San Jose, San Francisco and New york in the last year. These were all 4-5 star and lived up to that promise, so the discount was good value; a nice hotel for a below market rate. The Oakes on the other hand was a dump. Listed as 4 out of 5 stars it would hardly make a 2 star ranking. And if you are disabled forget […] about it....there are 2 stets of stairs in the hallway on the floor we stayed on! STAIRS ! I think there is a newer wing built in front of an older building which may be nice but the section we were in was last updated about 1975. So the price we paid was about what it was worth....not any kind of last minute discount. The room they supplied would be priced about right as a regular price for a walk-in guest. If I wanted to stay at what amounts to a 3rd rate motel I would have done so. It's a bait and switch. The student help and room housekeeping staff were very cordial. Les mer

Good location. Lower lying hotel old. It's a shame to attach an old hotel to the newer part. I do not recommend the lower lying part very old and awful especially for the area the entire property site sits on.You pay for what you get and I received old, understandable! Room ice cold, room stains on wall on carpet on ceiling as it appears to have been […] a water leak. Walking to the room I almost thought I walked to the fallsview casino, the room was so far away from hotel reception. Awkward stairs for people who might have a lot of luggage to carry. Sheets were clean bathroom was clean staff was pleasant and helpful. I did not stay in the newer part so I cannot rate that area of the hotel. Iam being fair in this review as I would not recommend the area of hotel I stayed in. Old is out tear down this part invest in a modern hotel. Les mer
