This is the 3rd time we have stayed at the Paniolo Greens and we just love the place. The turkeys are always entertaining and the condo and the grounds very nicely kept. We stay here for the purpose of doing things on the north end of the island (i.e. waterfall tour etc.) and it's not that far from Kailua Kona where we like to spend time also,

Unless you are here to golf you will need a car. The nearest beach is 6-7 miles away. Otherwise, the condo was really spacious, clean and comfortable. The pool area is great and very family friendly. Plan on shopping and cooking as eating out options are pretty limited. Wild turkeys roaming the golf course are pretty fun. Only other negative was the […] mowing of the course at 5:00 AM! Noisy.... Hotel was just OK. Very dated and the place will nickle and dime you for everything. For example, if you want to use the air conditioner there is a $5.00 charge and if you do not return the key that allows you to use the air conditioner there is a $20.00 charge. The condo was ok but way to far from the rest of the world we needed more action with out driving 10 miles.

We were in a real pickle when the place we had booked almost a year before our arrival through a vacation rental by owner site cancelled out on us at the very last minute. We were desperate, with about 4 days to go before departure, and we found this place (Paniolo Greens) as one of the only places to still find a room. I think it was advertised as […] a one bedroom condo, but turned out to be a very spacious two bedroom condo in Waikoloa. We had planned to stay down near Captain Cook, so we had to drive a little further than we had planned, but overall, a very nice place with a very convenient and reasonable grocery store just outside of it. Overall, a very good solution to a potentially disastrous problem! All that and very entertaining wild turkeys all over the place! Les mer

This was my third stay here, and all have been excellent. The staff is outstanding and the Monday night welcome party with hula and pupus is great! The pool deck has just been tiled and they plan to add umbrellas and new outdoor furniture soon. The units are very spacious and well equipped. We had a great time at Paniolo Greens! Very nice rooms and grounds. Only complaint was that it got really windy for a few days and the room was really noisy! Was a little far from anything too

We, a couple, stayed in this hotel (or a resort) for a few days on our Big Island vacation. Our unit was a two-story two-bed (we opted to have one bed room locked up for a reduced rate) one-bath, full kitchen. Big TV in living room, another TV in bed room. Nice location; walk to a small shopping mall with grocers and Subway etc. < 20 minutes drive to […] beach and about 20 minutes drive to Kona. Very satisfied. Considering some savings on dinners thanks to the full kitchen, it's almost a bargain. Les mer

Its the best hotel with furnished kitchen, utensils, washing machines, tv in hall and bedroom. Almost all the walls facing the outdoor are of glass !! (be carefull) when u r bothered about privacy in bedrooms and even in main hall. In a five minute walk-able distance, you have access to shop for day-2-day food and stuff for cooking, subway, ATM etc.. I […] had stayed this place as single during a meeting. So I did find bit boring everyday being alone. Having a rented car is must if you want go around anywhere near the beach..its alteast 35$ to get to the beaches from this hotel. We stayed at Paniolo for 2 nights in December 2011. It provided a comfortable base from which to visit Mauna Kea as Paniolo is a pick-up spot for an organised evening tour. Waikoloa has good shops & is a central convenient base for the West/North-west of the Big Island. Reasonably priced & absolutely recommended plus golf if you want!

Nothing within walking distance, but this is a very nice resort, well maintained and well equiped units. Must have a car to see sights on the Big Island. Wiakoloa Village is close by but small. Not too far to Wiakola where there is more. The best part was proximity to sandy beach at the state park. Sandy beaches on the Big Island are few, and this one […] is really nice. What an amazing find Paniolo Greens was! We 'oohed and aahed' the whole time we were there. It was immaculate and huge for two people....two bedrooms, two baths, full, well stocked kitchen, living room and dining room and deck with chairs off the living room. There was even a small deck off of one of the bedrooms. We sat outside overlooking the golf […] course and watched the early a.m. golfers as we had our morning coffee. The whole experience was excellent. It is close to the beach, to Waimea, to Hilo and Hawi. We would highly recommend Paniolo Greens. There is nothing in the area that will compare when you consider how little you pay for the amenities you receive. Les mer

This place is excellent, will go back for sure.

Great hotel, clean. Very windy when we were there. We don't play golf so this wasn't booked for the golf. Kinda a ways away from everything but if you are willing to drive this is a great place for you.

We had a great time at the Paniola and would come back again. We were a bit disappointed that the pool renovation was not on the website or advised clearly at the time we mad the booking. It would be quite simple to add this information to the website I am sure.

I ended up needing a hotel for two nights before I could transfer to the place I would be staying for the rest of my vacation. Because of the Iron Man Triathlon, the hotels in the Kona area were booked, so I picked this place which was well north of Kona. It was a timeshare that rents out extra units as hotels. It was very nice and quiet, looking across […] a golf course. As with most timeshares, they try to entice you into a marketing session, but this one wasn't high pressure. The unit had a nice, well equipped kitchen, so you didn't have to eat out (which is helpful in Hawaii where everything is higher priced than the mainland). The unit was spacious and clean and the staff at the rental office was friendly and informative. There wasn't much else in the area, but it was convenient to the beach area and Moana Kea and the interior roads. I am not a golfer, so it didn't offer much for me beyond a comfortable, quiet, temporary place to stay, but for a golfer, it might be a nice destination. Les mer

We hopped around 3 islands and this hotel in Big Island was the best in the class. We booked 2 bedroom suite and it was not only clean but comfortable at the same time.. we had all the amenities we needed.. you dont even have to bring anything for your kitchen.. The room Service and Staff was awesome!!

This is excellent facility. Very clean and well maintained. Fully equipped kitchen (dishes, silverware, blender, slow cooker, and etc). Nice views, and very quiet at night. Good people, goose, and wild turkey watching from the windows facing the golf course. Not many places to eat around, but there is a grocery store near by. Highly recommend.

We had a unit facing the greens - the view was just amazing! The kitchen was very clean and well equipped. It's a bit of drive to attractions but it was excellent vaue for money!

a wonderful visit to the Big Island. The staff work QUIETLY on the grounds. The condos are well-maintained and clean (major points). The location of this facility is QUIET compared to one in a city. We had a condo with two bedrooms and baths and looking out on the greens, with a QUIET combo washer/dryer. Not sure if our amenities are the same for all […] the condos. We were very surprised at how nice these condo's were, especially for the price. We had a lot of family meeting in Waikoloa and it was great to have a two bedroom condo to accommodate extra people. The view of the golf course was beautiful and the area is quiet, peaceful, and close to a grocery store and restaurants.

The price was pretty good but you have a 10 minute drive to the closest beach and there is only one restaurant nearby. However, the bonus is that you get an apartment for a hotel room with a fully stocked kitchen (utensils) and a patio table outside as well. There is a small pool for little tots, but it had lots of leaves in it and the pool rules did […] not allow for small inflatable toys which was a dissapointment since our 16 month old could have used the one we brought. There is a free use basketball and tennis court area which is nice but it was locked when I tried to use it. You just have to ask for it to be unlocked. Only real problem was the presence of ants in the shower on one morning and then a large roach in my mesh scuba/snorkeling equipment bag on one morning. The room appeared very clean and the bedding was very comfortable however. It seems as if they try hard to keep the pests out but it is not quite enough. Les mer

stayed here before and will stay here again. Great place.

We stayed at Paniolo Greens in early June 2011 for one night only, while on our way to the other side of the island. The villa we had on the ground floor was spacious and comfortable. Facilities included a kitchen and laundry within the villa, which was great. The complimentary wi-fi worked like a charm. We did not get a chance to use the swimming pool […] due to lack of time. The location is great if you like golf, but otherwise you really need to drive to get to shops and restaurants (although not very far - about 15 minutes). It's nice and quiet, but we could sometime hear people walking in the unit above us.The only snag was that you have to pay if you want AC, although it wasn't really required - the ceiling fans were sufficient for us. My complaints are minor. It's six miles from the ocean, 25 miles from Kona, and there needs to be a rest room on the main level. Otherwise, an outstanding resort and value.

Wonderful! Saw turkey's outside my window on the greens. Rooms are wonderful and spacifious!

Really nice villa, with amenities, pool, etc. didn't like that they charged $5 per nite for AC. I felt it should of been included since it was listed on my confirmation email. Otherwise, very please with the service, etc.

We were very pleased to have mint condition very spacy condo on Big Island. Would definately come back there. Nice pool, court, golf course.

Paniolo Greens waikaloa was a nice and pleasant hotel .l forgot that I've stayed there once before when my first born was a toddler and there villa was pleasant back then. For the price that I spent I'm very pleased my children were so happy to be away from home. convenient, clean, safe, spacious, great rate! i would definitely use this as a business stay venue regularly.

My husband and I were having a weekend break away from the kids and didn't want to spend money on tickets. My room made me feel the environment and peace I was looking for. The technology in there made it so easy to connect my laptop and Ipod. Which that reminds me, I love the complimentary wi-fi. folks at The Greens were very nice and helpful. We really liked the bag of breakfast goodies which lasted our whole trip. The maid service was excellent and they supplied us with whatever was needed during our trip including extra laundry soap. Our only issue was that the pool was really unusable because it was cold. The pool area was nice and the hot […] tub was large and heated, but the swimming pool was what they called "solar heating". With plenty of natural wind, the A/C was not needed. Just open the doors and windows. Well worth the value for a quiet / away from the crowded areas. Les mer

We wish we would have stayed here longer. The unit was clean, spacious and had everything and then some of what we would need. Because it was on a golf course, it seems that most of the visitors were more mature so it was very quiet and comfortable. But be warned, there is a marauding male turkey gobbling outside very early!

The staff were very friendly and the facilities were nice. The location is somewhat remote which can be good or bad depending on what you want. It takes at least 30 minutes to get to stores. We had a main floor suite and could hear every footstep from the people above us. The guests were not noisy but we could hear them walking all night long every […] night. Les mer

The staff is great and the property is very safe and clean. Everybody on staff offered to assist any way possible. Room was a nice two bedroom villa (first floor for me) with the second room and bath closed off. Washer/Dryer, Full Kitchen, and stocked with dishes,etc. The down side was I could tell exactly where all three people in the above unit where […] the entire time of my stay. VERY poor separation of units. Also the grounds crew starts around 3-4AM in there carts. Request an upper level unit or a room with no upstairs tenant. Other than that enjoy your stay. Les mer

The stay was wonderful, and everything was expected at my stay except the swimming pool was very cold and unheated.

The hotel stay was everything that was expected. The only downside to the hotel is the swimming pool. It was not heated. Everything else described was as expected and wonderful. I would highly recommend others to stay there, but bring your wet suit for the pool, Downright chilly! Still, a perfect First Class Hotel! Very nice villa located next to a golf course. The only problem we incurred was with housekeeping. We were supposed to have daily service but apparently someone forgot to notify housekeeping. We had to call 3 times before fresh towels were delivered. Other than that, we had a nice stay.

This was a beautiful resort! All the rooms have been newly renovated and they were gorgeous. We reserved a 1-bedroom villa, but were given a 2-bedroom. It was basically a 2-story townhouse with 2 bathrooms/bedrooms, gorgeous living room area, full kitchen, washer/dryer, and patio. The pool area was nice. They offer a meet-and-greet thing in the morning […] where you meet people who do tours on the island. There is a discount if you go view a time share in Kona, but we didn't. It was a good way to schedule some tours around the island and there was no hard sell or anything like that. The surrounding area outside of Waikoloa Village is ugly lava fields for as far as the eye can see. That was my only disappointment in my trip, certainly no one's fault! There is a nice little grocery store down the road a ways. Remember, if you buy the Breakfast package, the morning after your arrival they will deliver two big grocery bags full of food! We couldn't eat it all, because we had bought other groceries ourselves. The resort gave us bacon, a dozen eggs, loaf of bread, apples, oranges, some other tropical fruit, milk, orange juice, bottled water, butter, and jelly. The staff was always helpful, if needed. There were wild turkeys on the grounds that woke us up every morning - kind of neat to see, but could be loud! The furniture looked brand new. The bed was hard, but not terribly bad. There are not a lot of restaurants unless you go down into the Waikoloa Beach area (lots of shopping there, too). Banjy's is on the other end of the golf course and, other than Subway, was one of the only places in the immediate area. It was a small open-air restaurant/lounge, which gives a discount to people staying at Paniolo. We had good food each time we went there. Nothing fancy, but good food. If I ever had to come to the Big Island again and I was forced to stay on the west side, I would definitely stay here again. It was one of the only bright spots in a really ugly part of Hawaii! We had only booked for 1 night in Paniolo Greens at Waikoloa Village as it was so close to the helipad but if your a golfer this is a great option for u. the apartments are clean and spacious with all of the amenitites of home as well as a 5min drive to a grocery and simple dining options. the golf course itself made for a great view but we didnt get […] time to enjoy. our only hiccup was when we were asked to pay an extra $5 for access to aircondition. they were right that it was very windy and we probably wouldnt need it but prefer having the option without a discussion about it.
