The location is excellent; at the end of a small dead-end soi so very quiet, but still right in the heart of Pattaya Central, so very near all the attractions of that area.
The room was spacious and adequate, cleaned every day, reasonable wifi, powerful aircon, hot water all day, working fridge and kettle, international channels on the TV.
Negatives: 1) The aircon unit leaked loads of water continually; so much that 2 buckets needed to be placed underneath to prevent a flood. Nobody attempted to fix it. 2) The advertised balcony was tiny and triangular; not somewhere you would actually want to sit and use. 3) Only liquid soap was provided in the bathroom, but no shampoo or other toiletries.
