"This is not worth the cost. It is basically a farm stay surrounded by introduced trees with the faint smell of cow dung and the sound of gun shots. It may be near beautiful native trees of the Otways, but they are not accessible. The property map provided is out of date and access to the waterfalls hasn't been maintained. Be prepared for long arduous walks and rock climbing to access them.
We stayed for a week on daily rates but had no top up of supplies. We had to supply our own soap, bin...

"This property, even though basic, was very clean, the rooms were spacious and it was very comfortable. The recently renovated bathrooms were very well done. (If in one of the end rooms, it did take a long time for the hot water to heat up in the shower.) Comfortable beds and a peaceful sleep was had. Highly recommended for a comfortable stay in Colac."

The price for that area was fantastic, you won't find better value. It's not new and if you expect luxury go pay 4 times the amount somewhere else for similar facilities. This place kicks goals for position, meeting needs and value for money. Will stay again.

"We never saw any staff, keys were left outside the office. Keys were waiting for us when arriving a few minutes early. The room was very nice, had a listing of all the nearby restaurants and an area map. We were initially disturbed by a bathroom window that didn’t close all the way and the bathroom was very cold. But there was a room heater with easy to use controls that heated it up quickly. It turned out not to be an issue at all. "
